Industrial properties
Low Floor to Area (FAR) ratio (i.e. little to no improvements)
6-10% CAP
$2M+ market value per property
3 to 20 acres
Focus on properties with value-add potential
Entitlement issues, low vacancy, brown dirt
Target market: Denver, CO
Strategy
1. Identify value-add potential properties, such as:
Poorly managed assets
Higher than average operating costs
Higher than average vacancy rates
Below market rents
Unattended assets
Brown dirt issues
2. Key strategy drivers:
Establish strategic relationships with brokers and capital providers
Proprietary data combined with software to competitively source off market opportunities
Be disciplined in strategically deploying capital for longer-term market cycles
Deploy technology and analytics to uncover and drive efficiencies
